There are several documents that contain the Protective Covenants and Restrictions for Falcon Hills and The Preserve At Falcon Hills.
The Protective Covenants (recorded February 7, 1986 in Cobb County Land Records, Deed Book 3817, Pages 292 – 296) govern all lots and phases of Falcon Hills. These restrictive covenants are binding on all parties/all persons owning a lot or lots in Falcon Hills.
Declaration of Protective Covenants & Permanent Membership For Falcon Hills
In 2000, the majority of homeowners in Falcon Hills voted to become a permanent homeowner association. Once an owner consents to permanent membership in the Falcon Hills Homeowners & Recreation Association (FHHRA), that lot is permanently bound to the association. The majority of homes in Falcon Hills and all homes in The Preserve are permanent members of the FHHRA.

THE PRESERVE AT FALCON HILLS
All lots in The Preserve at Falcon Hills are mandatory members of the Falcon Hills Homeowners & Recreation Association. Additionally, The Preserve has its own homeowner’s association.
Declaration of Protective Covenants, Conditions, Restrictions and Easements for The Preserve at Falcon Hills (PCCREs)
The PCCREs establishes a mandatory membership homeowners association for all lots within The Preserve at Falcon Hills and binds all such lots to mandatory membership in the Falcon Hills Homeowners Association.
The Preserve at Falcon Hills Architectural Guidelines
The intent of the Architectural Control Guidelines is to supplement and support the PCCREs to ensure consistent, orderly, and clean appearance of properties in The Preserve.
